Conversation and research - this stage is a deep dive into what rooms are needed, how the diferent spaces will interact, and any artwork of furniture you want featured as well as the property itself and an requirements from local authorities that need to be met.

Once we’ve determined your scope, it’s time to develop the design concept. We use hand drawn sketches to brainstorm with you before advancing to detailed 3D computer models, floor plans, elevations and other drawings.

Once you’ve approved the concept it’s time to lock in the building elements! Room dimensions, ceiling height, windows, doors, materials, finishes - all of these are built into a 3D render of the proposed structure so you can see what it will look like from every angle.

It’s our belief that the interior decor is an extension of your custom design that accentuates each choice made. Together, we’ll select every fixture and finish, giving you the option to design custom cabinetry and more. This phase typically runs concurrently with Phase D, but is also offered as a standalone service.

This is where everything starts to come together. At this phase, we deeply consider how the building will be put together. By providing a high level of detail, we’re able to assist the selected builder and streamline the construction process. We also coordinate with other required consultants such as: Building Energy Rating (minimum of A2) and structural design, before finalizing our architectural specifications.

During this phase we’ll also determine fun details like lighting scheme - from details and fittings down to the most user-friendly placement for your light switches.

If you’re unfamiliar with this process, a Negotiated Contract is when one builder is selected early on in the design process, typically at the concept design phase. The benefit of this is that we not only receive their constructive feedback along the way but can also be in touch throughout to process to ensure budgets are respected.

A Tender is when three builders are shortlisted and place a bid on the project once they’ve received the final drawings. Some prefer this method, believing that it pressures builders to provide competitive pricing. However, a lower price can also mean omissions and even variations from your original design down the road.

Whichever route you choose, we manage the process on your behalf. We can also recommend suitable builders and negotiate their fees and those of any contractors.

It’s time to begin the construction! At this stage, your final drawing will be submitted to the local council for a building permit. Once received, we can begin bringing your dream home to life!
